Chimney specialists
Knaresborough’s older homes are full of tall brick and stone chimneys that have stood up to wind, frost and rain for a century or more. When they start to fail, the first sign is usually damp inside. Elite Roofing & Building inspects the stack properly, finds out whether it’s the pointing, the lead, the flaunching or an open flue, and puts it right – using lime mortar on traditional stone where it suits the building.

What to look out for
Most chimney problems can be spotted from the garden or inside the house. Get in touch if you notice any of these:
Stains, peeling paint or wet patches on walls around the chimney, often worse after rain.
Gaps between bricks or stones, or mortar crumbling onto the roof and into gutters.
Flashing pulled away from the stack or slipped down the roof slope.
Cracks in the cement around the pots, or pots that look loose or tilted.
Soot, nesting material or water coming down an open, unused flue.
A chimney that no longer looks upright – call us promptly so it can be made safe.

01 · Chimney Leaks & Damp
Damp around the chimney breast is one of the most common problems in older Knaresborough homes. We find out exactly how water is getting into the stack and fix that – rather than just treating the wall inside.
Water can enter a chimney in several ways – through porous brick or stone, worn joints, cracked flaunching, failed flashings or straight down an open flue. Each needs a different repair.
We inspect the stack from the roof and the room below, show you what we’ve found and quote a fixed price for the fix that will actually stop the damp.
Common Causes of Chimney Leaks
01Worn joints soak up rain and let it into the stack.
02Lifted or split lead lets water in where the stack meets the roof.
03Water runs down beside the pots and into the brickwork.
04Rain falls straight down an unused, uncapped chimney.

02 · Chimney Repointing
Exposed on all four sides, chimney mortar wears out long before the rest of the house. We rake out the failed joints and repoint the stack so it’s strong, weatherproof and looks right.
When pointing erodes, rain soaks into the joints and frost pushes them further apart each winter. Eventually bricks or stones loosen and damp shows inside.
We carefully remove the failed mortar and repoint with a mix that suits the stack – breathable lime mortar on traditional stone and soft brick, colour-matched so the repair blends in.
Repointing Work
01Every joint raked out and repointed from flaunching to roof line.
02Weathered faces repointed where the rest of the stack is sound.
03Breathable mortar for stone and older brick chimneys.
03 · Chimney Lead Flashing
The join between your chimney and the roof is the most common place for leaks. We replace split, lifted or badly fitted lead with properly sized and dressed flashings that keep the water out.
Chimney flashings are made up of an apron at the front, step flashings down the sides and a back gutter behind. If any part splits, lifts or comes out of its chase, water runs straight into the roof.
We strip out the failed lead, fit new flashings in the correct code, chase them into the masonry and seal them so the junction is watertight.
Flashing Repairs
01Side flashings renewed and stepped into the brick or stone.
02Apron flashings replaced and dressed over the tiles.
03Rear gutters rebuilt so water runs round the stack.

04 · Flaunching & Pots
Flaunching is the mortar cap that holds your chimney pots and sheds water off the top of the stack. When it cracks, rain gets in and pots work loose. We renew it and make the pots secure.
The top of the stack takes the worst of the weather. Cracked or crumbling flaunching lets water into the brickwork below and can leave pots rocking in the wind.
We break out the failed flaunching, reset or replace the pots and form new flaunching with a proper fall so water runs off the stack.
Top-of-Stack Repairs
01Old cracked flaunching removed and re-formed with a good fall.
02Loose pots taken off and re-bedded securely.
03Broken pots replaced with matching designs where possible.
05 · Caps & Cowls
An open, unused flue lets rain, birds and debris straight into your home. A properly fitted cap or cowl keeps them out while still letting the chimney breathe.
Many Knaresborough homes have fireplaces that were blocked up years ago, but the flues above are still open. Rain runs down them and soaks the chimney breast, and birds nest at the top.
We fit ventilated caps to unused flues and bird guards or cowls to working ones, so the chimney stays dry and clear.
Caps & Cowls We Fit
01Keep rain out of unused flues while allowing airflow.
02Stop nesting in working and unused chimneys.
03Rain and wind protection for flues still in use.

06 · Stone Chimney Repairs
Much of Knaresborough is built in local stone, and its chimneys need a different approach to brick. We repair stone stacks with breathable lime mortar and matching materials so they last and look right.
Hard cement repairs on soft stone trap moisture, and over time the face of the stone can crumble and spall. Many older stacks have suffered from this kind of patching.
We remove unsuitable mortar where needed, repoint in lime, reset loose stones and keep the character of the chimney – especially important in the town’s conservation area.
Stone Stack Repairs
01Breathable lime mortar that suits soft stone.
02Displaced stones reset and secured.
03Hard cement patches removed where they’re damaging the stone.
07 · Unsafe & Storm-Damaged Chimneys
A leaning stack, a pot that’s come loose or bricks falling after a storm needs dealing with quickly. We make the chimney safe as soon as we can, then carry out a proper repair.
High winds and years of weathering can leave stacks unstable. Loose pots, bricks or stones are a danger to anyone below and can damage the roof if they fall.
We secure or remove the loose material, make the roof watertight and then quote for a permanent repair. We can also provide photos and a written quote for insurance claims.
Making Chimneys Safe

08 · Chimney Inspections
Not sure what’s wrong, or buying a house with a tired-looking stack? We inspect the chimney up close and show you exactly what we find before any work is quoted.
Most chimney problems can’t be judged properly from the ground. We check the pointing, lead flashing, flaunching, pots and cowls, and look for cracks, movement and signs of water getting in.
You get photos of what we find and plain advice on what needs doing now and what can wait. If everything is sound, we’ll tell you that too.
What We Check
01Mortar joints, bricks and stones checked for wear and cracks.
02Flashings and soakers checked where the stack meets the roof.
03The top of the stack, pots and any cowls or caps.
04Photos of what we find, with clear advice on next steps.

Questions

It depends on the work and the access. Repointing a few courses or refitting a flashing is very different from a full stack repair with scaffolding. After a free inspection we give you a fixed written price.
Usually rain is getting into the stack through eroded pointing, cracked flaunching, failed lead flashing or an open flue. We inspect the chimney to find the cause before recommending a repair.
Yes. Many Knaresborough homes have stone stacks, and we use breathable lime-based mortars on traditional stone where appropriate so the stone isn’t damaged.
It depends on the height and position of the stack. Some work can be done safely from roof ladders; larger repairs need scaffolding, which we include in your quote.
Yes. We keep the character of the stack and pots, use matching materials and will advise if anything needs checking with North Yorkshire Council first.
Capping an unused flue keeps rain, birds and debris out while still allowing some ventilation to prevent damp. We’ll recommend the right cap or cowl.
All our work is fully insured and our workmanship is guaranteed. We’ll explain what the guarantee covers when we quote.
Yes – a zoomed-in photo from the ground or a window often shows a lot. WhatsApp it to us with your postcode and we’ll give you our thoughts.
Usually not – chimney damp normally comes from above. Fixing the stack is what stops it; the wall can then dry and be re-plastered if needed.
That points to water getting in from outside – through the pointing, flaunching, lead or an open flue.
Look for joints that have worn back from the face of the brick or stone, mortar on the roof or in the gutter, or damp on the chimney breast inside.
On stone and older brick, lime mortar lets moisture escape. Hard cement can trap it and damage the masonry.
If it has only come out of its chase, sometimes. Split, thin or badly fitted lead is best replaced so it doesn’t fail again.
We normally use traditional lead for chimney flashings. If a substitute is more suitable for your property we’ll explain why.
It’s the sloped mortar on top of the stack that holds the pots in place and throws rainwater off.
We source matching or similar pots wherever possible, which matters on period and conservation-area homes.
Not if it’s ventilated. We fit vented caps so the flue can still breathe, and the room below should also have an air vent.
Yes – bird guards or cowls stop them getting in without blocking the flue.
Often because it was repointed with hard cement, which traps moisture behind the stone face. Repointing in lime lets it breathe.
Yes. We keep repairs sympathetic and will advise if anything needs checking with North Yorkshire Council.
Keep people away from the area below and call us straight away. We’ll arrange to inspect it and make it safe as quickly as we can.
